Renters (Reform) Act 2024

The Act and its accompanying regulations raise the evidential bar for deposit deductions, with adjudicators increasingly rejecting claims that lack photographic evidence tied to a specific room and surface. Pro Elite's photo documentation is produced to the standard deposit scheme adjudicators explicitly look for — paired images, labelled by room, submitted within 30 minutes of completion.

Awaab's Law & Hazard Remediation Timescales

Awaab's Law (Housing Act 2004 amendment, enacted 2024) imposes strict timescales on landlords and managing agents to investigate and remediate hazards including damp and mould. Where mould remediation requires specialist cleaning, our operatives are briefed on documentation requirements and provide attendance records suitable for compliance reporting.

ARLA Propertymark Supplier Due Diligence

ARLA Propertymark member agencies are subject to audit standards requiring them to evidence that suppliers carry adequate insurance and operate lawfully. Pro Elite provides a signed PSA, insurance certificates (£2M PLI, £10M ELI), Companies House registration and DBS certificates — a complete supplier audit pack on request.

UK GDPR — Operative Data & Property Access

Sharing tenant details and property access information with a cleaning contractor constitutes data processing under UK GDPR. Our PSA includes a clause 9 data protection provision covering lawful basis, retention limits (12 months) and the security of photographic documentation containing incidental personal data.

COSHH & Health and Safety at Work Act 1974

Agencies that instruct cleaning operatives into managed properties have a duty of care responsibility under the Health and Safety at Work Act. All Pro Elite operatives use COSHH-compliant cleaning products. Our PSA Schedule 2 documents this commitment in writing, providing your agency with a paper trail for health and safety audits.

Building Safety Act 2022 — Higher-Risk Buildings

What property managers ask before their first clean

How quickly can you turn around a void property?
Same-day bookings are available 7 days a week. Emergency requests (received before 3pm) are responded to within 2 hours. For PSA clients, we hold priority slots daily. Scheduled bookings with 2+ days' notice are confirmed within 2 hours of request.
Do I get a photo report for every clean?
Yes — before and after photographs are taken in every room using our 74-point Room-by-Room Photo Checklist, and submitted within 30 minutes of job completion. The report includes the operative's name, job date, and a room-by-room reference. You can forward it directly to tenants, landlords or deposit scheme adjudicators. This is included as standard on every end-of-tenancy clean — it is not an optional extra.
What happens if a tenant disputes the deposit deduction?
We provide the agency with our full photographic documentation and, where required, a signed witness statement from the operative — within 48 hours of request at no additional charge. This is a written commitment in clause 3.3 of the PSA. We also provide a Dispute Evidence Template formatted for MyDeposits, TDS and DPS adjudicators as part of our free toolkit.
What happens if I'm not satisfied with the clean?
We acknowledge concerns within 1 hour and re-clean within 48 hours at no charge, provided the re-clean request is made within the 48-hour window and the property has not been re-occupied. This guarantee is written into clause 6 of the PSA and applies to every end-of-tenancy clean.
Are your operatives directly employed by Pro Elite Ventures?
Our operatives are self-employed specialists sourced, vetted, managed and overseen by Pro Elite Ventures. Every operative is DBS-checked before their first assignment, and the work they perform is covered under Pro Elite Ventures' £2M public liability and £10M employers' liability insurance — not a personal policy the operative may or may not maintain. You contract with us; we handle all compliance, insurance and operative management.

We operate across East London and Essex including IG11, RM6, RM8, RM9, RM10, and surrounding areas including Barking, Dagenham, Romford and Chadwell Heath. What does a Preferred Supplier Agreement include?
A PSA is a formal written contract (not a verbal arrangement) covering: fixed volume pricing for 12 months, priority scheduling with written SLA response times, one consolidated monthly invoice, 48-hour re-clean guarantee, deposit dispute support (photo evidence and witness statements at no charge), UK GDPR data processing terms, and a 10-clause legal framework governed by the laws of England and Wales. Rolling monthly term with 30 days' notice to exit — no lock-in.
Can you provide a supplier audit pack for our ARLA compliance requirements?
Yes. We can provide on request: the signed PSA, insurance certificates (PLI £2M and ELI £10M from Marsh Commercial, valid to March 2027), Companies House registration confirmation (No. 14694836), DBS certificates for specific operatives assigned to your portfolio, and COSHH-compliant product data sheets. This is the standard supplier pack requested by ARLA Propertymark auditors.
