We are the landlord / letting agent for the above property. We are submitting evidence in support of a deduction of £Total claimed from the deposit for the following reasons: brief one-line summary, e.g. "damage to carpet in living room, excessive cleaning required throughout".
The tenancy inventory was compiled on date and signed by the tenant on date. A check-out inspection was conducted on date by name/company. Photographs were taken at both check-in and check-out and are submitted with this document.

Item 1 — e.g. "Carpet — living room: The check-in inventory recorded the carpet as clean with minor wear to the threshold. At check-out a red wine stain of approximately 20cm diameter was present in the centre of the room. This is not consistent with fair wear and tear for a tenancy of [X] months. The total amount claimed is £total as itemised in the attached cost breakdown. We believe these deductions are fair, proportionate, and supported by the photographic and documentary evidence provided. We are content for the adjudicator to determine the final amount on the evidence submitted.
